Honest advice

Jobs I will tell you not to buy

If a quote lists one of these, ask what was tested before it was written. Book an hour and I will look at yours, billed at the repair rate.

Jobs I will tell you not to buy
Why it may not be neededWhat I do first
A new panel because a breaker keeps trippingWhy it may not be neededA tripping breaker usually means an overloaded circuit or a tired breaker. A panel is for age, damage or no room left. What I do firstTest the breaker, then the load on that circuit. A worn breaker is a small part.
A whole-house surge protector for flickering lightsWhy it may not be neededFlicker in one room almost never comes from a surge. A protector won't stop it.What I do firstLook for a loose connection, or a dimmer that doesn't match the bulbs.
A bigger breaker so the old one stops trippingWhy it may not be neededThe breaker is sized to the wire behind it. A bigger one lets the wire carry more than it should. What I do firstI won't do it. I would run a new circuit, or take load off the old one.
Replacing every outlet in the houseWhy it may not be neededAn outlet that holds a plug firmly and tests well can stay. What I do firstTest them all and replace the ones that fail.
A smart switch to fix a switch that doesn't workWhy it may not be neededA smart switch on a bad connection is a bad connection with a screen. What I do firstFind out why it's dead first.
A GFCI outlet in every outlet box in the roomWhy it may not be neededOne GFCI can cover every outlet after it on the same circuit. What I do firstFind the one GFCI that protects the rest.

For landlords

Between tenants, one visit and one list

Rental owners get a visit that tests every outlet and alarm in the unit and fixes what it can, with the invoice split by address.

  • Turnover check

Every outlet, switch, GFCI and alarm tested, with a list of what failed and what was fixed.

  • Tenant calls

A dead outlet or a flickering light, handled as one repair hour, with a note to the tenant about when I am coming.

  • One invoice per unit

Each address is billed on its own, so your books match your doors.

Peter D.Tripping breaker, the North End

“I booked the fan from the menu and the price on my phone was the price on the invoice. She left the old box and wrote down why it was fine.”

Melissa B.Ceiling fan, Meridian

“I own two rentals in Garden City. The turnover list tells me what was tested in each unit, and each unit gets its own invoice.”

Questions before you book

What does the first visit cost?

Every visit has a one-hour minimum at the rate for that kind of work, and then it runs in 15-minute steps. There is no separate trip charge inside Ada County. If the job turns out to need more than an hour or two, I stop and give you the price before I go on.

How do I book?

Pick the closest job on the form, a day that suits you, and text a photo of the outlet, fixture or panel if you can. I confirm the day and the price by text.

My job is not on the menu. Do you still take it?

Often, yes. Book the repair hour and describe it, and I will say whether it is a job I do alone, a bigger job that needs a written price, or one I would send to someone else.

Do you replace panels or rewire whole houses?

No. I work alone, so I take small and medium jobs: repairs, fixtures, fans, alarms and single new circuits. If your house needs a panel or a rewire, I will say so and tell you what to ask for in a quote.

Do you pull permits?

Where a job needs one, I pull it and pass the fee through at cost, on its own line. Many small repairs and swaps don't need one.
